New Pool-Level Data Items to be Disclosed

Ginnie Mae is committed to promoting transparency for our MBS investors. In line with this goal, Ginnie Mae will offer additional detail on the loan pools underlying both its single-family and adjustable rate securities.

Beginning with calendar year 2004, Ginnie Mae will disclose the new pool-level data items listed below, in addition to the currently disclosed data items:

1. Quartile Data Items
Ginnie Mae will disclose quartiles for the following data items: Original LTV, Average Original Loan Size, Weighted Average Coupon, Weighted Average Loan Age, Weighted Average Original Loan Term, Weighted Average Remaining Maturity, and, for adjustable rate pools only, Weighted Average Gross Margin.

2. Original loan-to-value (LTV) ratio (initially for FHA loans only)
Ginnie Mae will disclose the weighted average, in percentage format, of original loan to value ratios of all loans in the pool. In addition, quartiles weighted by the remaining principal balance of each loan will highlight the distribution of the data values in the pool.

3. Loan purpose (initially for FHA loans only)
Ginnie Mae will disclose the number of loans, total remaining principal balance, and the percentage of the total remaining principal balance of loans that were used to purchase or to refinance the property.

4. Property type (initially for FHA loans only)
Ginnie Mae will disclose the number of loans, total remaining principal balance, and the percentage of the total remaining principal balance of loans for the "One Unit" and the "Two- to-Four Unit" property type categories.

5. Average Original Loan Size
Ginnie Mae will disclose the simple average of the original principal balance for all loans in the pool as of pool formation. In addition, quartiles weighted by the remaining principal balance of each loan will highlight the distribution of the data values in the pool.

6. Origination Year
Ginnie Mae will disclose the following pool details by calendar year in which each loan in the pool was originated: number of loans, total remaining principal balance, and the percentage of the total remaining principal balance of loans.

7. Delinquency
Ginnie Mae will disclose loan-level delinquency information for Multifamily securities.
