The Neighborhood
Watch system is a web-based software application that displays loan
performance data for lenders, by loan types and geographic areas
using FHA-insured (and pipeline) single family loan information.
Servicing data was added in March 2002, and more enhancements for
servicers were added in July, 2003. Below are highlights of some
of the servicing features available for lender self-monitoring.

the use of HUD's loss mitigation tools. |

Mitigation - Incentive Claims Paid - A one-year snapshot of the
total number of loss mitigation incentive claims paid by HUD. |

Menu Option Offers:

Case
Status - displays a variety of information about an FHA case number
(both insured and pipeline), from case number issue date through
the REO sales date, and profit or loss to the government (when
applicable). Also included is a default history and Part A and
B Claim information. |

Default
Reporting - displays delinquent loan counts and loan details by
report day and month, for the servicing lender that reported to
the Single Family Default Monitoring System (SFDMS). |

Late
Endorsement - displays FHA insured loans where HUD received the
endorsement package more than 60 days from the closing date (based
on lender that received the Mortgage Insurance Certificate). |

Late
UFMIP - displays FHA insured loans where the Upfront Mortgage
Insurance Premium (UFMIP) was paid to HUD more than 15 days from
the closing date. |

HUD
Pipeline/Uninsured - displays uninsured loans where HUD received
the Upfront Mortgage Insurance Premium. |
